1. Terms and Conditions

These Terms & Conditions apply when you reserve a condominium at Edgartown Commons by telephone or through one of our digital booking channels, including our website or mobile site.

You may be asked to confirm your acceptance of these terms when you make a reservation or check in. The terms that apply to your reservation are those in effect when your reservation is confirmed. We may update these terms for future reservations, so please review them each time you book.

2. Reservations

To reserve a condominium online, follow the instructions shown during booking. You may also contact us to reserve by telephone.

You must be at least 21 years old to make a reservation. Guests under 21 may stay when accompanied by a parent or guardian who is staying at Edgartown Commons. See Section 5, “Occupancy,” for the rules that apply to everyone staying in your condominium.

Please check your dates, selected condominium, guest count, contact details, and payment information before completing your reservation. If anything appears incorrect in your confirmation, contact us promptly.

We will send a reservation confirmation to the email address you provide. Your reservation is confirmed when Edgartown Commons accepts it and any payment required at booking has been successfully processed. The confirmation will include the payment and cancellation policy applicable to your stay.

To request a change, contact us at reservations@edgartowncommons.com or 774-563-6887. Changes are subject to availability and the terms of your reservation. We strongly encourage guests to consider travel insurance.

3. Group Reservations

For reservations of 5 to 10 condominiums, please call our reservations team at 774-563-6887 so we can discuss availability and arrangements for your group.

4. Condominium Prices and Payment

Edgartown Commons uses dynamic pricing, so rates may change with demand, dates, length of stay, and the condominium selected. The rate applicable to your reservation is the rate quoted when you complete your booking.

Before you confirm a direct reservation, we will show the price for your selected condominium and dates, including mandatory fees, with applicable taxes identified. The payment schedule will be shown during booking and included in your confirmation. Mass.gov

5. Occupancy

Each condominium has a maximum overnight occupancy stated in its individual listing. The number of overnight guests may not exceed that limit.

The person making the reservation is responsible for the conduct of everyone staying in or visiting the condominium. Parties, receptions, and large gatherings require prior approval from Edgartown Commons.

6. Cancellations and Reservation Changes

The cancellation policy shown when you book and included in your reservation confirmation applies to your stay. Please review it before confirming your reservation.

If you book through a third-party site, the payment and cancellation terms associated with that booking channel may apply. Requests to change dates, condominiums, or guest counts are subject to availability and the terms of the original reservation. An approved change may affect the rate, taxes, or applicable fees.

7. Weather, Ferries, and Travel Interruptions

Weather and other unexpected circumstances can sometimes affect ferry and air service to Martha’s Vineyard. Cancellations or changes resulting from travel interruptions will generally be handled under the cancellation policy applicable to your reservation.

If a significant disruption makes travel to the Island unusually difficult or impossible, please contact us. Although changes or refunds outside the applicable policy are not guaranteed, we will make reasonable efforts to work with guests when circumstances warrant.

8. Our Condominiums

Edgartown Commons is a condominium property with individually owned and furnished accommodations. Layouts, décor, appliances, views, and amenities vary by condominium.

We make reasonable efforts to keep each listing’s photographs and description accurate. Owners may occasionally replace furnishings or other items. If a particular feature is essential to your stay, please confirm it with us before booking.

9. Check-In and Check-Out

Check-in and check-out times will be provided in your confirmation or pre-arrival information. Early check-in and late check-out require advance approval and are subject to availability. Please depart by the scheduled check-out time so our housekeeping team can prepare for arriving guests.

10. Housekeeping and Care of Your Condominium

Your condominium will be prepared before arrival. Daily housekeeping is not included unless your reservation specifically says otherwise. Additional housekeeping, linens, or towels may be available on request; charges may apply.

Please tell us promptly if something is damaged or needs attention. Guests are responsible for damage beyond ordinary wear and tear caused by themselves or their party, as well as reasonable costs for excessive cleaning or missing property.

11. Smoking, Pets, and Service Animals

Smoking and vaping are not permitted inside any condominium or indoor common area. Guests may be responsible for reasonable cleaning or restoration costs resulting from a violation.

Pets are permitted only when Edgartown Commons has specifically approved them for the condominium and reservation. Service animals are accommodated in accordance with applicable law and are not considered pets.

12. Pool and Property Amenities

Our seasonal saltwater swimming pool and other property amenities are available to registered guests. Please follow posted rules and supervise children appropriately.

Pool floats, inflatable toys, rafts, and other large flotation devices are not permitted in the swimming pool. Personal flotation devices used for safety purposes are permitted. Glass containers are not allowed in the pool area.

Please use grills, fire pits, the playground, picnic areas, and other outdoor amenities responsibly and follow posted safety instructions.

13. Parking

Complimentary on-site parking is available to registered guests, subject to availability and property rules. Please park in designated areas and keep driveways, fire lanes, and access areas clear.

14. Consideration for Others

Edgartown Commons is a shared condominium community. Please be considerate of other guests, owners, neighbors, and staff. Excessive noise, disruptive or dangerous behavior, and illegal activity are prohibited. Serious or repeated violations may result in termination of a stay where permitted by law.

15. Maintenance, Access, and Internet

Please report maintenance concerns promptly. We will make reasonable efforts to address them as quickly as practical. Equipment, utilities, and internet service may occasionally be interrupted.

Management or authorized personnel may enter a condominium when reasonably necessary to address an emergency or urgent maintenance issue, subject to applicable law. Complimentary Wi-Fi is provided, but uninterrupted service or a particular speed cannot be guaranteed.

16. If Your Reserved Condominium Becomes Unavailable

If an unexpected issue makes your reserved condominium unavailable, we will make reasonable efforts to offer a comparable available condominium. If we cannot provide a reasonable alternative, we will refund accommodation charges paid for the portion of the reservation we cannot provide, subject to applicable law.

17. Personal Belongings and Accessibility

Please secure your personal belongings. If you leave something behind, contact us and we will make reasonable efforts to locate it. Guests may be responsible for shipping and handling costs to return an item.

Accessibility features vary among our buildings and condominiums. If you need a particular feature, please contact us before booking so we can provide accurate information about the available accommodations.

18. Responsibility and Governing Law

Edgartown Commons will make reasonable efforts to provide the accommodation and services described in your reservation. Nothing in these terms limits rights or responsibilities that cannot legally be limited. These Terms & Conditions are governed by the laws of the Commonwealth of Massachusetts.
